Wood River Maintenance is a locally owned restoration company serving Sun Valley, Idaho. We handle water damage, mold remediation, fire and smoke damage, radon mitigation and the reconstruction afterward. Most of the properties we work on here are second homes, so we are set up to take the call from a caretaker, property manager or HOA and report to an owner who is somewhere else.

Sun Valley is a town where most of the front doors are locked most of the year, and that single fact shapes how restoration has to work here. The person who discovers the problem is rarely the person who owns the building. By the time an owner hears about it, someone else has already been standing in the water for an hour.
So we work the way the town actually works. We take the call from caretakers, property managers, HOA boards, neighbors and alarm companies. With an owner's authorization on file we can be inside and working before a decision about flying out has been made. Everything we do gets photographed and measured, and the owner gets it directly, wherever they are.
The practical advice, if you own here: set this up before anything happens. Give whoever watches your house our number and the authority to use it. The worst version of this is a caretaker standing in a flooded kitchen at 11pm trying to reach an owner in another time zone to ask permission.
Late October through December, and April through June. The season is over or has not started, the house is at low heat, and nobody is scheduled to be there. Almost every serious loss we handle in Sun Valley started in one of those two gaps and ran for days or weeks before anybody opened the door.
If your house sits through either window, the cheapest thing you will ever do is have someone walk it. Not a service call — just eyes on the building, the mechanical room and the crawl space before the gap, not after.

I couldn't be happier with the work Wood River Maintenance did on my office. Although there were some bumps in the road ( delay of shipment of materials, which was beyond his control) Hayden was a very good communicator throughout my repairs as was he true to his word. Yes, and that is how most of our Sun Valley work runs. With your authorization we take direction from your manager, caretaker or HOA and send you the photographs, readings and written scope directly.
Our number with whoever watches the house, written authorization for them to call us, and a clear decision about whether the house is heated through or winterized. If it is being left at low heat, we generally suggest no lower than 55 and shutting off the main if it will sit for weeks.
