Wood River Maintenance provides 24-hour emergency water damage restoration in Sun Valley, Idaho. We extract water, dry the structure to a measured standard and document every reading for your insurer and your property manager. Most of the homes we dry in Sun Valley are second homes whose owners are out of state, so we work from caretaker or HOA access and report with photographs as we go.

A thermostat set to 50 to save on an empty house keeps the living space above freezing but does not necessarily keep an exterior wall cavity or an unheated crawl space there. The line freezes overnight and fails on the thaw, often days later.
We are in Hailey, which puts us in Sun Valley in about 90 minutes door to door, any hour, any day. Being in the valley is the entire point — a crew dispatched from Twin Falls is looking at a drive over the Timmerman grade before they start working, and water does not wait for that.
Most of our Sun Valley calls come from someone other than the owner: a caretaker, a property manager, an HOA, a neighbor or an alarm company. With your authorization on file we can be let in and working before you have decided whether to fly out. You get photographs, moisture readings and a written scope as it happens.
If you own here and spend most of the year somewhere else, the useful thing is to have this arranged before anything goes wrong. Give your caretaker or manager our number and tell them they have authority to call it.

Warmer than most people think. Holding the living space at 50 does not guarantee an exterior wall cavity or an unheated crawl space stays above freezing when the valley floor gets cold overnight. We generally suggest no lower than 55, plus shutting off the main and draining the lines if the house will sit for weeks.
Three to five days for a typical loss, longer if the water sat for a while before anyone found it. We monitor through the dry-down and give you final meter readings in writing, so you do not have to take our word for it from out of state.
