Mold remediation is the controlled removal of mold and the correction of the moisture that caused it. It is not the same as cleaning. Done properly it means containing the area, removing affected material, filtering the air, and fixing the water source so it does not come back. Wood River Maintenance remediates mold throughout the Wood River Valley and documents the work for insurance and for resale disclosure.

A dry climate is not a mold-free climate
The Wood River Valley is high and semi-arid, and almost every owner we meet assumes that rules mold out. It does not. Mold does not grow in response to the weather outside — it grows where there is moisture inside a wall, under a floor or in a crawl space, and a tight mountain house holds that moisture rather than letting it dry.
What the climate actually changes is when you find it. In a humid climate, mold announces itself. Here it grows in the dark, in an assembly nobody opens, behind a wall that looks fine, and the first sign is usually a smell in a room nobody can place.
Where mold shows up in valley homes
Crawl spaces
This is where we find most of it. Valley crawl spaces take on moisture every spring from snowmelt and a high seasonal water table, and most are vented in a way that does nothing in a mountain climate. The air in that crawl space is the air in your house — it moves upward, which is why the smell shows up on the main floor.
Behind walls after a water loss
Any wall that got wet and was not dried to a measured standard is a candidate, and ice dam water is the usual culprit because it travels inside the cavity before anyone sees it. Drying the drywall surface does nothing if the stud bay behind it is still holding moisture.
Attics and bath fans vented into them
Older valley construction often vented bath and laundry exhaust into the attic rather than through the roof. That is warm, wet air hitting a cold roof deck every day of the winter. It condenses, and the sheathing grows mold from the underside.
Closed-up houses
A house that sits shut for weeks has no air exchange. A slow supply line weep or a failed toilet seal that would be noticed in a day in an occupied house instead humidifies a closed building for a month.
How remediation actually works
01
Find the moisture first.
We locate the water source before touching the mold. Remediation without fixing the moisture is a repaint on a running problem, and it will come back in the same place.
02
Contain the area.
Physical containment and negative air pressure so spores are not distributed through the rest of the house while we work. This is the step most commonly skipped.
03
Filter the air.
HEPA air scrubbers run throughout the work, not just at the end.
04
Remove affected material.
Porous material that has grown mold comes out — drywall, insulation, carpet pad. Non-porous structure is cleaned rather than demolished wherever it can be done properly.
05
Clean and treat.
HEPA vacuuming and antimicrobial treatment of the remaining structure.
06
Correct the source and document it.
We fix the moisture problem, then give you written documentation of the scope and the work, which is what you need for an insurance claim or a resale disclosure.
If you are selling, or just bought
Mold found during a real estate inspection is a different problem from mold found by an owner. There is a closing date attached to it, both sides are nervous, and the documentation matters as much as the work. We handle these on a transaction timeline and produce a written scope and completion record both agents can put in the file.
If you are buying in Ketchum or Sun Valley and the inspection flagged moisture or mold in a crawl space, we can assess before you close so you know what you are actually negotiating over.

I couldn't be happier with the work Wood River Maintenance did on my office. As a first-time homeowner tackling my first real project, I wasn't sure what to expect — but Hayden and his team made the entire experience seamless from start to finish.
From the beginning, Hayden was thorough, communicative, and walked me through every step of the process. When an unexpected PVC pipe was uncovered from the previous owner mid-project, he problem-solved on the spot and kept me informed and confident the entire way through. That kind of transparency and professionalism is hard to find.
The finished work speaks for itself — the wall and baseboard were patched and blended so perfectly with the original texture that you would never know anything had been touched. The attention to detail was impressive.
Wood River Maintenance will absolutely be my first call for every project and facelift going forward, and I would recommend them to anyone without hesitation. Thank you Hayden and team — you exceeded every expectation!

Yes, and it is more common here than people expect. Mold grows from moisture inside the building, not humidity outside it. Crawl spaces, wall cavities after a leak, and attics with bath fans vented into them all stay wet regardless of how dry the air is outside.
The most common first sign is a musty smell with no visible source, often strongest in the morning or after the house has been closed up. Others are humidity that will not drop, staining on crawl space joists or insulation, and allergy-type symptoms that improve when you leave the house.
Not always. If mold is visible and the source is known, testing often just adds cost and delay — the remediation is the same. Testing is worth it when you can smell it but cannot find it, when you need documentation for a transaction or a claim, or when you want a post-remediation verification. We will tell you honestly which situation you are in.
It depends on how much material is affected and how hard the moisture source is to reach. A contained crawl space job is very different from a whole-wall remediation after an undetected leak. We assess on site and give you a written scope and price before any work starts.
Yes. Financing is available on request. Restoration work is almost always unplanned, so if the timing of the cost is the obstacle rather than the work itself, say so at the assessment and we will go through the options and current terms with you before you commit to anything.
Sometimes. Mold resulting from a sudden covered loss, like a burst pipe, is often covered, frequently with a cap. Mold from long-term seepage or deferred maintenance usually is not. Documentation of the original water event is what decides it, which is part of why we document every water job the way we do.
Both, and we will not do one without the other. Removing mold without correcting the moisture means it returns in the same spot, usually within a year.
Usually yes. Containment and negative air keep the work area separated from the rest of the house. If the affected area is large or in a shared air path we will tell you plainly.
Most residential jobs run two to five days depending on the amount of affected material and whether the moisture source needs repair first. Reconstruction afterward depends on scope.
