Very likely. Ice dam water travels inside the wall or ceiling cavity and the stud bay can stay wet long after the visible stain dries. A musty smell months later in the same room is a common sequence. We can check the cavity without opening the whole wall.
Yes, and it is the most common mold job we run here. We remediate, dry it, and address the moisture source — usually drainage, a vapor barrier problem or venting that is not working in this climate.
That depends on your HOA documents and the policies involved, and we are not the ones who decide it. What we do is document the source and the affected area for each unit separately, which is what the association and the carriers need to sort it out.
