Wood River Maintenance restores water-damaged homes in Bellevue, Idaho, with emergency extraction, measured structural drying and documentation for insurance. Our Hailey-based crew is a few minutes north. In Bellevue's year-round households, we plan containment and equipment around occupied rooms, checking the plumbing routes and underfloor materials in older frame, manufactured and modular homes.
How water reaches Bellevue homes
Spring water at the south end of the valley
Ground around Bellevue takes spring runoff, with the Big Wood River running through the south valley. The thaw starts a little earlier than up at Ketchum. Water beneath a home needs its own source assessment: extracting it treats the immediate loss, while recurring entry needs a separate correction plan.
Supply lines beneath manufactured and modular homes
Plumbing routes and insulation differ across Bellevue's manufactured, modular and frame housing. When a line leaks, we check where the water went beneath the floor as well as what is visible inside. Skirting and access conditions matter to reaching the wet materials and setting equipment.
Cold-weather leaks in older frame houses
Older houses bring different insulation and plumbing arrangements to a winter loss. A frozen line can reveal damage as it thaws, and the water does not necessarily stay beside the pipe. We trace wet areas before choosing what to open, rather than treating the first visible stain as the full extent.
Appliance failures in a house that is in use
A washing machine connection, water heater or dishwasher leak interrupts a working household. In Bellevue, that usually means people are still using the rooms around the damage. Stopping the source comes first; checking flooring, adjoining walls and spaces below it establishes the drying scope.
Drying a Bellevue home without losing sight of daily life
From our Hailey base, Bellevue is a short run south. We assess the source and spread of the water, remove standing water and establish a measured drying plan. A surface that feels dry does not tell us what is happening underneath it.
Before equipment goes in, we discuss the rooms your family needs and the access the work needs. We contain the affected area and sequence the job around an occupied house where the loss allows it. The assessment also identifies when the damage makes staying impractical.
Underfloor access, insulation and the existing plumbing layout guide the work in manufactured and modular homes; older frame houses get the same construction-specific assessment. You receive dated photos, moisture readings and a written scope, followed by the repairs the dried structure needs.
Water and mold belong in the same conversation when materials have stayed wet. If growth is already present, our Bellevue mold remediation page explains the contained removal work rather than treating drying alone as the answer.
Hayden does quality work, with any water damage, smoke damage & fire damage. He helped us kill all the mold and smoke smell in the house we renovated. Highly recommend using Wood River Maintenance for all of your emergency needs.

I couldn't be happier with the work Wood River Maintenance did on my office. As a first-time homeowner tackling my first real project, I wasn't sure what to expect — but Hayden and his team made the entire experience seamless from start to finish.
From the beginning, Hayden was thorough, communicative, and walked me through every step of the process. When an unexpected PVC pipe was uncovered from the previous owner mid-project, he problem-solved on the spot and kept me informed and confident the entire way through. That kind of transparency and professionalism is hard to find.
The finished work speaks for itself — the wall and baseboard were patched and blended so perfectly with the original texture that you would never know anything had been touched. The attention to detail was impressive.
Wood River Maintenance will absolutely be my first call for every project and facelift going forward, and I would recommend them to anyone without hesitation. Thank you Hayden and team — you exceeded every expectation!

We come from our base in Hailey, a few minutes north. Bellevue is one of our shortest drives, with emergency water response available day and night. We are not based in Bellevue.
We check the visible damage and the water's route beneath the floor, including affected insulation and the access available through the skirting or crawl space. The drying scope follows those findings, rather than assuming the wet room shows the whole loss.
When the water is limited to that area, the plan can separate it from the rooms you still use. Water that has traveled below flooring or into adjoining walls changes that boundary. We establish the affected area before deciding how much of the home stays in normal use.
Both need prompt assessment and drying, but the source is different. Seasonal water entering beneath a Bellevue house needs an entry-source assessment as well as extraction. Sudden pipe losses are typically covered by insurance; groundwater entry typically is not. Your own policy and adjuster determine coverage.
Do not use a torch or improvised thawing. Have the line assessed and watch for leakage as it thaws. Tell us whether water has reached flooring or insulation beneath the house so we can assess the resulting damage, not just the pipe.
Yes. Financing is available on request. Restoration work is almost always unplanned, so if the timing of the cost is the obstacle rather than the work itself, say so at the assessment and we will go through the options and current terms with you before you commit to anything.
We assess your 83313 property and give you a written scope and price before starting. The extent of wet materials, access beneath the house and the drying and repair work needed determine the scope, not whether the home is manufactured, modular or frame construction alone.
